Start with your expected sale price, subtract your remaining mortgage balance, then subtract estimated commission and closing costs (typically 8–10% of the sale price combined, though this varies by transaction). The result is a reasonable working estimate of your net proceeds — though we always recommend reviewing your specific numbers with us directly before listing, since every transaction has its own variables.
